Confirm the agent's identity, time window, accessible rooms and complete key route in writing. Access coordination is not a property-management or brokerage mandate and should be scoped as a single appointment.
The viewing itself is rarely the difficult part. Problems arise when it is unclear who may enter, which keys are being used, whether all rooms are included and what should happen after the appointment.
1. Put four facts in the appointment brief
The local contact needs the participant's name and number, the exact time window, a list of accessible rooms and the agreed key return. Any photography or measurement by the visiting professional should also be clarified beforehand.
- agent or professional attending
- date and time window
- accessible and excluded areas
- key collection and return
- permitted photographs or measurements
2. Keep access separate from brokerage
Opening the property for an appointed agent does not make Sachnah the broker or property manager. The owner remains responsible for selecting the professional and entering into any brokerage or service agreement.
If Sachnah introduces a potentially suitable contact, the introduction is described transparently and does not promise a sale price, time to sale or result.
3. Use a short appointment record
A useful note identifies the attendees, start and end time, accessed rooms and key return. It may also record practical questions raised for the owner without answering them on the owner's behalf.
4. Avoid permanent key custody by default
Sachnah is designed for individual documentation and coordination assignments, not ongoing property management, building surveillance or permanent key storage. If several appointments are anticipated, each stage and custody period should be agreed explicitly.
Frequently asked questions
Can you recommend an estate agent?
We can make a transparent introduction on request. You decide whether to instruct that agent and enter into a separate agreement.
Will you negotiate the sale price?
No. Access and appointment coordination do not include brokerage, negotiation or a promise regarding sale value.
Can other professionals attend?
Yes, if their identity, purpose, access and time window are included in the agreed appointment.
This guide provides general practical information. It is not legal, tax or valuation advice and cannot assess an individual case. Sachnah documents and coordinates within an agreed instruction; authorised parties and qualified advisers make legal, ownership, disposal and transaction decisions.
