Authority, purpose, scope, access, limits and recipients are agreed in writing.
From your first message to a clear local picture.
See what Sachnah does, what you decide and what you receive before, during and after a documentation visit in Germany.
Clarify first. Make it visible locally. Hand it over.
Each phase has its own result, so you can see what has been done and which decision remains with you.
We work room by room, record what is visible and flag exceptions.
You receive the agreed report, original files and any handover notes.
What happens when you instruct us?
This is the typical sequence. The exact scope, timing and file delivery are confirmed in your offer.
- 01
Initial enquiry Describe the situation and the decision ahead
What Sachnah doesWe clarify the city, property type, distance, access situation and the next decision the visit should support.
What you decide or provideTell us what is missing locally: an overview before clearance, a handover, an estate-agent appointment or a check after a tenant has left.
What you receiveA useful starting point for scoping – not yet an instruction.
- 02
Authority Confirm who may instruct and receive the files
What Sachnah doesWe ask who can authorise the visit, who can provide access and who should receive the report and original files.
What you decide or provideName the decision-maker, local contact and any authorised recipient. Where relevant, provide the appropriate authority for the requested action.
What you receiveA clear contact and recipient structure.
- 03
Scope Set rooms, questions and boundaries
What Sachnah doesWe turn the objective into a defined scope: rooms, visible categories, photographs, short videos, excluded areas and special questions.
What you decide or provideDecide what may be viewed or opened and what must remain closed, untouched or escalated before action.
What you receiveA written description of the agreed service and its limits.
- 04
Appointment Confirm the quote, access route and time window
What Sachnah doesWe check the address and regional availability, coordinate the appointment and record the key route, participants and return arrangements.
What you decide or provideConfirm the scope, price, appointment window, local contact and a safe route for keys or documents.
What you receiveA confirmed appointment with practical prerequisites visible.
- 05
On site Document the property room by room
What Sachnah doesWe begin with an overview and then work consistently through the agreed rooms: overview images, relevant details, short neutral notes and agreed videos. The walkthrough is visibly accompanied by a body-worn camera.
What you decide or provideYou do not need to attend. A named contact remains available for questions or unexpected situations if agreed in advance.
What you receiveAn organised set of observations, files and the agreed bodycam record from the appointment.
- 06
Exceptions Flag uncertainty instead of making an independent decision
What Sachnah doesWe separate inaccessible areas, visible deviations, apparent damage and possible finds from confirmed observations.
What you decide or provideYou or the authorised person decide what happens next. A stop-and-report step can be agreed for sensitive finds.
What you receiveOpen points, limitations and transfers remain traceable.
- 07
Report Structure, check and deliver the material
What Sachnah doesWe connect files to rooms and agreed categories, check naming and identify missing or not-examined areas.
What you decide or provideReview whether the material answers the agreed question or whether a separately scoped follow-up is useful.
What you receiveA readable digital report with linked originals and open points.
- 08
Next step Coordinate only the separately agreed follow-up
What Sachnah doesIf requested, we coordinate a defined clearance, estate-agent or access appointment and document the agreed handover.
What you decide or provideYou instruct external providers or provide the authority required for their work. Decisions about sale, disposal and ownership remain with you.
What you receiveA clear hand-off to the next provider without blurred roles.
Document, pause, ask for authority.
If something needs a decision, we keep the decision with the authorised person. Sachnah does not independently remove, sell, value or discard belongings.
- 01Pause
No independent removal, sale or disposal.
- 02Document
Location, visible condition and agreed handover are recorded.
- 03Ask
An authorised person decides the next permitted action.
A record that shows what is known.
The agreed delivery format and retention period are set out in the instruction. The report connects observations with the relevant original files.

You see what is known – and what is not.
A useful report does not claim more than the appointment can show. Limitations, assumptions and missing information remain visible.

If your situation is unusual, describe it in your enquiry and we will scope the next step before any instruction.
Do I need to be in Germany for the appointment?+
No. You can instruct Sachnah from abroad. Access, a local contact for questions and the key route are agreed before the appointment. We do not make unapproved decisions when something unexpected is found.
What happens if belongings or possible valuables are found?+
We do not independently value, sell, remove or discard items. A possible find can be documented and transferred to an authorised recipient after your instruction and a defined handover process.
Is the report a legal estate inventory or valuation?+
No. It is a practical record of the agreed visible condition at a particular time. It is not legal advice, a notarial estate inventory, an expert report or a binding valuation.
Can you also organise clearance or an estate-agent visit?+
Yes, as separate coordination modules. The external provider keeps its own contract and quotation. Sachnah does not become your property manager or dispose of belongings without appropriate authority.
Why is a body-worn camera used during the walkthrough?+
A visible bodycam creates a traceable record of the agreed appointment and helps protect the client, the person on site and authorised participants. It is announced in advance, audio is disabled by default and the camera is limited to the agreed area. Without a prior lawful recording arrangement, Sachnah does not carry out the walkthrough.

Send the city, property type, approximate size, current key location and the outcome you need. The first reply is not an instruction.
